In the age of digitalization in India, an initiative by incumbent Prime Minister Shri Narendra various central and state governments are embracing digitalization. Digitalization will help departments to provide improved services to citizens and enable them to keep records without maintaining tons and tons of paper trail.

In this process, the State Government of Karnataka has introduced “Bhoomi Online”  an online system to keep land records of the state. Using the app citizens of Karnataka will be able to view land records, make changes, if required, without visiting land offices/officials. The website can be also used for various other purposes related to land. By launching this portal the land department is hoping to benefit all concerned.

Bhoomi Online Portal

The portal launched by the Revenue Department of Karnataka is an online information bank designed to store and provide relevant information on land ownership, land use type, options to change usage, submit or withdraw documents and view land records. Citizens can use the website for their own benefit without having to run around offices.

The Bhoomi portal was launched to provide access to landholders of the state to check their land records online and without the hassle of visiting concerned authorities. They can get all the information from the comfort of their home or by visiting the nearest café. All records will be available readily through mobile. How to Register –  Bhoomi Karnataka Portal 2021

Landowners can register themselves in Bhoomi RTC Portal through a few simple steps. Follow below steps to register-

  • The first step, open the link to the official Bhoomi website.
  • Open Home Page and look for the login button
  • Click login to start the registration

  • Proceed to click on the Create Account button to register
  • Fill requested personal details.
  • Enter the Captcha Code.
  • Lastly click on the Sign-Up/Submit button to register

Bhoomi RTC Online – check RTC documents

Landowners can check their RTC documents by visiting Bhoomi Portal and following the simple step-by-step procedure described IN the following lines-

  • Step one -visit the official portal
  • Step two – Use login ID and password to login into the website
  • Step there- once on the homepage, click on the ‘View RTC and MR’ button

  • Step four – A new page will open requesting information. Provide the requested information.
  • Now click on ‘Fetch Details’
  • Desired land details will be displayed on the screen

Obtain i-RTC copy Online through Bhoomi Portal

Landowners can easily obtain electronic RTC for their land by visiting the portal and following simple step-by-step instructions given below-

  • As indicated above, step one to get started is to visit the official website of Bhoomi Portal
  • Step two is to open the Home page
  •  Step three , go to “ Bhoomi Service section” and click on the ‘i-RTC’ icon
  • Step four, once clicked user will be redirected to the ‘i-Wallet Services’ home page
  • Step five , required to provide following details to proceed further-
    •  User ID
    • Password
    • Captcha code
  • Step six, once all details are provided click on the ‘Login’ button.
  • Step seven, choose the year for which details are required from options available at the top left side of the page

Obtaining copy of Mutation Report

As discussed previously one can obtain all information related to their land. Once the land is transferred to someone it is required to do mutation of the land to transfer the ownership of the land legally. Landowners can obtain mutation reports through Bhoomi RTC Portal. Procedure to obtain a mutation report is explained below-

  • Visit the official website of Bhoomi RTC
  • Once on the site please login using registration credentials.
  • The homepage will open.
  • On the home page click on the ‘View RTC and MR’ button
  • Now select the ‘Mutation Report (MR)’ option.

  • Landowner is required to choose the following based on the location of his/ her land

    •  District
    • Taluk
    • Hobli
    • Village
    • Survey Number.
  • Finally, click on the ‘Fetch Details’ button to get a mutation report

Mutation Report – status checking

Once a mutation is done and recorded one can check the mutation status of the Bhoomi RTC Portal. The procedure to obtain a mutation report is explained below-

  • Once in the site please login using registration credentials.
  • The homepage will open.
  • On the home page click on the ‘View RTC and MR’ button

Revenue Map of the Land

  • Once in the home page,go to Bhoomi Service section and  click on the revenue maps icon button

  • Page will request to select the following-

    •  District
    • Taluk
    • Hobli
    • Village
    • Survey Number.
  • Filling the details click on the search button.
  • The revenue map of the selected village will be in PDF format.
  • Next click on the ‘PDF’ icon in the column next to selected village to view the revenue map

Dispute case reports – checking status online

It is natural that sometimes landowners may find themselves involved in some kind of land dispute.  Bhoomi portal provides the option of checking land dispute cases online. One can check by below steps-

  • The page will request you to select the following in relation to the land site-

    •  District
    • Taluk
    • Hobli
    • Village
    • Survey Number.
  • Filling the details press on the ‘Fetch Details’ button to view

What is Bhoomi RTC

RTC is short of words Rights, tenancy, and Crops in relation to land. Owning an RTC proves rightful ownership of the land. RTC issued by the Revenue Department to the lawful owner of the land.  In the local dialect, it’s called Pahani. Pahani document includes the following information:-

  • The total area of the Land
  • Category of land use i.e, Commercial, agricultural and non-agricultural residential, flood area
  • List of crops grown on the land
  • Identification of soil type
  • Detailed information about the landowner
  • Liabilities such as bank loans on the land
  • Nature of possession
  • Tenancy
  • Type of land
  • Water Rate i.e. how much of water is to be utilized to keep the land

Property Mutation

Mutation of property can’t be done online by visiting the portal. This is the procedure to transfer property ownership from one person to another. To do so landowners have to submit hard copies of documents. For this, they have to visit the nearest KIOSK center to submit the filled application form and related documents for mutation purposes.

Online RTC & Mutation Extract Document

Once the mutation is executed new landowners can obtain mutation details and original RTC online by visiting the portal. For that they don’t have to visit the kiosk center. Landowners can obtain original RTC by paying an online fee of Rs 15 only.  One can obtain the RTC copy by following the below steps.

  • Visit the official website of the land record Karnataka
  • Open home page
  • The page will provide options to choose from various services offered and documents to download.
  • Choose “RTC” or “mutation extract” as per preference
  • Click the “get application” option given under the RTC or Mutation extract as per your choice
  • In case new owner is not registered he/ she has to register by clicking the “created account” option

  • Please provide the requested details in the application and select the signup/ submit option
  • Now enter the user id and password along with the captcha shown on the screen
  • Select the login option and fill the application form
  • Submit application and pay the fee via online mode to get mutation details

Bhoomi SMS services – verification of RTC & Mutation Status

In the age of digitalization, government-run departments are embracing new age information tools to provide enhanced services to citizens. Now land-owning citizens can verify RTC status and mutation status by sending an SMS to designated number 161. The SMS formats are given below for benefit of the landowners-

  • The reality of RTC -SMS “KA Bhoomi (RTC unique number)”
  • Status of mutation -SMS “KA Bhoomi (GSC number)”

How to obtain Missed i-RTC

  • Visit the official website of the land record Karnataka
  • On the home page scroll the page and go to the “Choose The Online Document You Need To Download”
  • Opt for the “get application” option given under the RTC and click to proceed
  • Look for the “Get Your Missed i-RTC” option and click
  • Select the “Click Here to get Missed RTC” option button

  • Land owner to enter the order number and click the get the i-RTC option to obtain details

How to do RTC XML Verification

 One can obtain RTC XML verification by few simple steps explained below-

  • First owner is required to visit  the official website of the Revenue Department, Karnataka
  • The home page will open to provide access to details
  • Once in  the homepage, please click  on Bhoomi link
  • Next click on the services tab
  • Now one has to click on RTC XML verification

  • A new page will open on the screen  requesting to fill reference number
  • Next click on get RTC data

Application For Conversion- how to do it guide

Below steps will guide you how to apply for conversion of land use-

  • First visit the official website of Revenue Department, Karnataka
  • The home page will open on the screen
  • On the home page click on the Bhoomi link
  • Opening Bhoomi page find and click on the services tab
  • Options of services will open. Locate and click on apply for conversion

  • One has to type username, password in captcha code to login in the site
  • The conversion form will open on the screen
  •  Fill the form by providing required details
  • Click on submit to apply

  • On the homepage click on Bhoomi link
  • On opening Bhoomi page locate and click on the services tab

  • Now select the search category that is requested Id wise or survey number wise
  • Once the option is selected enter the required details according to search category
  • Now click on fetch details
  • Final conversion order will be displayed computer screen

M-RTC Mobile app

Now Landowner of the state can get the information via mobile application by downloading the app. App can be downloaded by simply procedure

  • One can download the app directly from the play store or by visiting the Official website of Bhoomi
  • To download from Bhoomi official website, visit the official address of Bhoomi, Karnataka
  • Once in the site open play store icon or directly open the play store
  • Now search M RTC and the application will appear
  • One can download it from here directly
  • Select the install option and let it download on mobile
  • After that open the app and login or register in it to use
